They were just about to get married and a baby was on the way so we wanted to find them a great home quickly. We navigated the seller’s market and found them the perfect home in North Phoenix. Debbie Buxer Cohen is a friend of mine from when we were kids and I was so excited when she called me to say she was moving back to Phoenix from LA. She and her two boys spent a couple of years in transition through COVID and this year they finally landed in their own home. Congrats Debbie….I am so glad you are settled here in Phoenix.

Shane & Silviano Blan-Hone were referred to Team Glassman by a past client and long-time friend who is a realtor in Park City, Utah. Shane & Silviano relocated to Scottsdale for Shane’s new job with Banner Thunderbird Medical Center. We enjoyed showing homes with their two cute pups and they found a great condo in McCormick Ranch. Silviano is now redecorating between working for Delta Air as a flight attendant. The two of them work and travel - they truly enjoy life and we love being a part of it!

John & Nick Hurst are past clients who bought a home in North Central Phoenix in 2020. John was practicing law in Phoenix and Nick worked for Phoenix Children’s Hospital. Soon thereafter, Nick received the opportunity to work on contract with different hospitals throughout the country. John and Nick assessed their life and realized they could sell their big home in Phoenix(they sold for $100K more than list price) and plant themselves on the East Coast. They travel between contracts and are really living it up! Congrats John & Nick. 

Congratulations to Arturo Zavaleta Marin & Dora Delgadillo Avilo for buying their first home in the US. Arturo and Dora’s 3 daughters helped their parents relocate from Peru to Sun City and now the family is all together (minus one daughter who lives in Germany). One of the daughters is a past client and when the girls decide to move mom and dad, they immediately called Team Glassman. We were invited to their house-warming party where we got to participate in great Peruvian traditions (ask Sammy to show you the video) and eat amazing Peruvian food. It was so awesome to be a part of this once-in-a-lifetime event.

Heather Asbell was referred to Team Glassman by a college friend of Sammy’s and realtor in Jackson, WY. Heather was ready to sell her investment property in Jackson and 1031 over to a new property in Scottsdale. After some searching we found a great home in South Scottsdale. The market was VERY competitive and we found a home listed by agent with whom we have worked in the past. We called, negotiated and we won the contract out of multiple offers. Sammy met Luke Rogers a couple years ago at an open house she was sitting with a colleague. We stayed in touch and this year he decided it was time to buy a home. He found a beautifully remodeled home in McCormick Ranch and, with the help of his parents, it is now his! We got to know Luke and his parents throughout the transaction and we are really impressed with them and their relationship with one another. Congratulations, Luke! 

Jennifer Understahl and Rich Webb were referred to Team Glassman by a close friend. Jennifer and Rich were renting a home in Scottsdale and they were ready to buy a home and settle in. They started looking on their own and trying to navigate the sellers’ market and were getting frustrated when they were losing homes. They decided to work with us and it took 3 tries but we finally got them under contract on the perfect home for them. We worked with The Budwig Team, with whom we have worked in the past, and it was a smooth transaction. Working with great agents and awesome buyers makes a huge difference. Joe & Ashley Renie were referred to Team Glassman by our corporate partner at Discount Tire. Joe was already here in Phoenix working and Ashley and their boys were back in Kentucky. It took several showings, a few offers and a lot of research before we found them the perfect home in Lone Mountain in Scottsdale. Joe & I were the first in the open house and we asked the listing agent, “what would it take to get this home under contract today?!” We immediately submitted an offer and Sammy negotiated from the back row of a wedding that night. We got it done that day and Ashley had only seen the home on FaceTime. A few weeks later she arrived and saw the home in person and loved it! They are all moved in and loving their new home and community!

Michelle & Ben Davis are past clients and Team Glassman has helped them buy/sell 3 homes in total. Michelle and Ben had quite the journey building a new home in Laveen during a period of delays, backorders and moving deadlines. There was quite a bit of frustration but we helped them through it - we are therapists and realtors! Now Michelle and Ben have moved into their new home and are building a life in a community they love. We continue to remain close friends and we are so happy for them.

Sean & Krystin Watson and their daughter Gwen relocated to Phoenix for Sean’s medical residency at Mayo Hospital. It was important to find them a good home as Sean is studying neurology which is a 7-year residency! They had their sights set on McCormick Ranch, but unfortunately the market had priced them out. We kept them close to a freeway and they now live in a beautiful home in Peoria. We enjoy the friendship and ongoing photo updates of Gwen - the cutest baby ever! 

Chase & Jessica Lazenby relocated back to the Phoenix Area after Chase finished his medical training. He is now a full-time practicing physician and they moved to Eastmark in Mesa to be near family. Chase grew up in Awhatukee and is now glad to be raising his kids in near their grandparents. Chase & Jessica bought a spec home from Ashton Woods and the process was mostly smooth. They were using a physician loan and mid-escrow the loan was pulled from the lender. We quickly moved the loan to Key Bank and Evan got the loan closed in 2 weeks! It was stressful but our team made it happen. Thank you Team Glassman and congrats to the Lazenby family. 

Jenny Doyle was referred to Team Glassman by a past client because she was relocating from Kansas City, MO to Phoenix for a new job. The market had softened and Jenny relied on Team Glassman to recommend a home and negotiate the best price for her - her purchase was the first contract we wrote under list price in 2 years! Jenny previewed neighborhoods and properties via FaceTime and didn’t see the home she bought in person until after close! We were so relieved to see her so happy when she walked through the front door for the first time! Phew. Congrats, Jenny!

Ally is a long-time friend of Karaline’s and previous boss. Ally and Karaline had developed a relationship such that when Ally needed a new home, she didn’t hesitate to call Karaline and Team Glassman. Ally and her family were living in a rental property with a difficult landlord - it was time to own! After losing out on properties selling quickly and over her budget, she felt defeated. Ultimately Karaline was able to negotiate a deal $83K under initial list price and within her budget. This five bedroom, four bath house is now home to this beautiful family of six. There were some hoops to jump through, but with Team Glassman and an awesome lender, we were able to get Ally and her family into their home - and now landlords are history. Congrats, Ally.

Congratulations to Carolyn Zaret for selling her home in Scottsdale. She is now in Wisconsin enjoying her time with family. Carolyn and I were introduced by a friend and fellow realtor who is no longer selling real estate full-time. After meeting Carolyn, I was working in the office and mentioned the property to one agent when another overheard us. He was interested so we immediately went to see the home and within 24 hours we were under contract, not even on the market yet! If I hadn’t stopped by the office to pick up a package, spoken to another agent about this home, this deal would have never come together! It was meant to be.

I have been working with Debra Lee for a couple of years now as she was considering a home in the Valley of the Sun. At first it was to be her place when her business brought her here and then that job changed. Finally she and her partner, Dan, decided they wanted a 2nd home here and they settled in Fountain Hills. Dan is a drywall expert and very handy so they are updating the home before they move in. Congratulations Debra and Dan. 

I sold yet another home with my top investor, Zach Kepes. He is a pro and does an amazing job with the homes he buys and flips. It is always a pleasure to work with Zach and bring more amazing product to the market. Cannot wait to see what he does with this one! 

My past client, Michele Gann, had the tough decision to sell her home. She initially tried to sell her home on her own which I fully supported but unfortunately it fell apart. Michele contacted me and within just a few hours I had a buyer for her….Zach Kepes. Yes, another one for my favorite investor! We closed in one week and Michele was super happy! 

My past clients sold their home in Glendale and moved to a brand new spec home in Surprise. The attraction to this new home was the RV garage for their amazing “home on wheels.” They made the move to enhance their lifestyle! Congrats to the Bahm family - they are now making some great new memories!

I met Dick and Donna Johanson when they were renting in my neighborhood. I hosted a pizza truck for the neighborhood and we met when they came over. Then, we would see each other walking the streets and we would chat for a bit. When Donna and Dick asked me to help them buy a home I was so excited to work with them. They are now in their new home, closer to their kids and, more important, their grandkids! 

Debbie  and Tom O’Connor wanted to sell their mom’s home after moving her into independent living. Mom had lived in her home for many years and had quite a bit of equity built up. The ease of selling was most important so I contacted an investor with whom I have worked before and we got it done. Cash, quick close and no repairs for the family to worry about. Kim and Rocco Dalessandro were referred to me by a Homesmart agent in Pennsylvania. Kim, Rocco and their 3 daughters were headed across country to be closer to family. We put the house on the market as “coming soon” and had an accepted full price offer within 48 hours. This was a unique situation where the buyers and sellers met and they hit it off. The kids even played together and exchanged toys. While Kim and Rocco went through a lot of things during this time, they were warriors and have made it to their next chapter in PA. I made two great friends and I know we will stay in touch!

Danielle Seligmann and I have known each other for many years, and, while her life has taken her to Atlanta, her oldest son is bringing her back to Scottsdale. Jared will start at ASU in the fall and Danielle decided to buy an investment in McDowell Mountain Ranch. It will be a rental property until her youngest, Zachary, goes off to college. Then she will be ready to move back to Scottsdale full-time. With this competitive market, Danielle brought a strong offer. It wasn’t the highest but with great communication her offer was selected. Congrats Danielle, Jared and Zachary.

Bryce & Carly Wujek made their trek to Phoenix for a long weekend to find a home before Carly started her residency at Phoenix Children’s Hospital. Carly was studying in Alburqueque and Bryce, an engineer working in sales, was living in Denver. They found a great home in Ahwatukee and are now living together again with their dog. Thanks, Bryce and Carly, for a great friendship and for giving me my new nickname, Rosè. 

Ben Watzig & Michelle Ripley relocated to Phoenix from Oregon so Ben could start his orthopedic residency at Banner University Medical Center. Michelle also landed a teaching job and will start this fall. Purchasing this home was competitive, like many others, in this market. They came in strong and their offer was accepted. They got here just in time for the summer to start so they could enjoy their new pool. Welcome to Phoenix! 

Katelyn and Tucker DeGraffenreid bought their first home together as husband and wife. At one moment in time, Katelyn found out she matched for a Psychiatry residency at Banner University Medical, their offer on a new home was accepted and they had a baby on the way!. Jeff & Lexi Ehresman made their journey from Maryland to Phoenix so Jeff could start his neurosurgery residency at Barrows in Downtown Phoenix. Lexi trusted Jeff to come to Phoenix and find the house - she saw it for the first time in person when she moved in. Now, that is trust! They bought a beautiful home for their family which includes their 2 year-old son, Brody and 9month old daughter, Arabella. Congrats! 

Deena Hailoo called me from NYC because she was ready to sell her investment property in Chandler. The condo went on the market at “coming soon” while she finished remodeling and immediately we had 2 offers at full price. Deena decided to take it temporarily off the market to finish the remodel and price it higher to see what the market would do. While we waited, one of the original buyers, came in $50K above the original list price. Needless to say, Deena took the offer and we closed escrow with no hiccups. My longtime friends, Jim Gordon, and his wife, Wendy Pauker, were ready to help their daughter move into her own place. After just one viewing, they found a great condo for her and her roommate. Now she has her own space and Jim & Wendy are loving the “empty nester” life again. Congrats to Jim & Wendy!

Just last year Amber Grundman & Tim Strauss moved into their beautiful new home in Chandler. A few months later, Amber was ready to sell her condo and wanted to sell it “as is.” I reached out to a great realtor/investor, Zach, with whom I do a lot of business. He made her an offer she couldn’t refuse and we had it sold without going on the market. Just a few weeks later it closed escrow and she had her equity. Congratulations, Amber!

Good friends, Andrew & Briggs Geier, called me in February 2020. They wanted to move to a larger home or buy a lot and build the home of their dreams. Andrew called me about an empty lot, I found the old listing and contacted the owner’s realtor. After some negotiations we were under contract. Due to the seller’s needs we closed escrow one year later and now Andrew & Briggs are ready to start building their dream home in Paradise Valley. I cannot wait to see the new house!

Chelsi & Ned Rossi were ready to get out of the small guest house they were renting and buy their first home together. They ended up seeing just one house and making an offer the seller could not refuse. There were some inspections to be completed and hoops to jump through, but we brought it all together and now they are so very happy in their home. Congrats Ned & Chelsi!

Past clients, Lavina & Chris Bahm, called me when their elderly friend needed to go into assisted living and sell her home. I helped them work through the details of getting the home ready to sell and by the time they listed, the market was very competitive. The home generated a lot of interest and the buyer they chose was an older woman excited to buy her first home. She had lost on so many of her offers and she was really hoping Lavina and Chris would pick her. They did and it was a smooth escrow. Lauren & Brett Wallace moved to Scottsdale with their two boys and were renting an apartment while they looked for a home. They fell in love with McDowell Mountain Ranch but the market was moving faster than they could keep up. Soon, they were priced out of the market so they explored other options. They went to Tucson and found a beautiful home. I was able to partner with my colleagues in Tucson and continue to represent Lauren & Brett in their purchase. We now call ourselves the Phoenix and Tucson cousins.

A blast from my past....Matt Udkow, a friend living in California that I have known since we attended Saguaro High School, asked me to sell his rental property in Scottsdale. Our market was on fire and it was a good time to pull the equity out. Again, I reached out to Zach, and he offered a very good deal for Matt. The home sold as is and closed as soon as the tenants left the house. Thank you, Matt, for trusting me to sell your home long distance. I look forward to helping him and his brother sell mom’s home in the future.

A few years ago, I helped Kelly Geary, purchase a condo in Scottsdale as an investment property. The market was hot and it was time to get the equity from her purchase. We put the home on the market and the first weekend had multiple offers. The first buyer decided to back out but we had a new offer in place within 24 hours and this buyer was super excited. From that point the escrow was smooth. We sold the condo and Kelly is enjoying her equity!

In the midst of the COVID shut-down, Eileen and Felderi Santiago, came from NYC to look at properties in Phoenix. Eileen’s sister and brother-in-law are good friends who live in Mesa. I took Eileen and Fel to see homes from East Mesa all the way to Ahwatukee. When we saw a new build community in Ahwatukee we decided to pop in, and it was perfect! They moved in one year later with no delays and are now just a 20-minute drive on the freeway from family and love the parks, mountains and amenities of the Ahwatukee neighborhood. Another Saguaro alumnus, Derek Kamarata, called me when it was time to move his mom and dad to Tennessee where Derek and his family live. Mom and Dad were living in Derek’s old S. Scottsdale home he bought after college and the value had really appreciated! Derek flew out to Scottsdale, put in some sweat equity, and gave the home a beautiful make-over. I reached out to a fellow agent with a recent sale in the neighborhood to discuss comps and she asked to see the home. She had an investor/buyer, and we had the home sold before it ever hit the market. Now it is a beautiful VRBO for visitors.

Another quick sale...I was referred to Kim and Rocco Dalessandro who wanted to sell their home in North Phoenix. They were still in the process of packing but knowing the low supply and high demand, I suggested they put it on the market as “coming soon” and start showing it. We had it under contract within 24 hours. Kim and Rocco actually got to meet the buyers and children and they all hit it off. The kids even had a play date during escrow. It was such a feel good transaction and new relationships were created. All the best to Kim and Rocco as they have moved back to be near family in PA. Getting a home for Lauren Loges has been a great story! Lauren and her parents, Greg & Traci, were walking in my neighborhood when they were looking for a home to buy. Two of my neighbors pointed them to my house and mentioned, “a GREAT realtor lives there.” I wasn’t home but my husband Kyu closed the deal! I started working with Lauren and her parents to find a great home that they could update - Lauren’s dad is a builder. I reached out to some friends who told me they were ready to sell one of their rentals. We put the deal together and Lauren and her dad are enjoying the remodel project. I cannot wait to see the final product! 

Previous clients, Dani & Rudy Brake, introduced me to Ben & Rasa Tiano. Ben is a resident at Mayo Hospital and Rasa is a medical student in Denver. They are newlyweds and were ready to buy their first home together hoping Rasa will match in Phoenix for her residency in March, 2021. Between their schedules and Rasa flying into town, we squeezed in showings until we finally found the best home for them in N. Phoenix. I am so excited for them and their new adventure. 

Past client and great family friend, Rosemary Stralser, reached out after moving her mother into assisted living. Mom owned a great patio home/townhouse in Central Phx and it didn’t take long to sell. After reviewing multiple offers, Rosemary selected a buyer who was purchasing this property as an investment. Congratulations, Rosemary, on another successful sale!

Becky & Laura Alvarez had one of the longest most difficult searches for a new family home. they were living in a condo with their two children and needed more space. We started the search in 2019 and were under contract fairly quickly but, unfortunately, they had to cancel because the buyer for their home cancelled. We started the search again and it went well into 2020 when the market prices spiked. Laura & Becky did not back down, and they trusted my advice to make a full price clean offer as they competed with the high demand and low supply of our market. It finally came together and Laura, Becky and family enjoyed the holidays in their new home!

My wonderful neighbor reached out to me in early December and mentioned a friend who had a house to sell in Glendale. The owner had not been living there since July and the home had been neglected. I went out to see the property and knew immediately that we should connect with my terrific investor/realtor to get the home sold. We were under contract without even going on the market and closed on the house on December 31st. Now the remodel begins!

During a Pandemic!

With the shortage of homes in the Phoenix market, losing a contract to a stubborn seller is discouraging. This was quite a ride for Dr. Pierce Lewien as he was under contract on a great house when the seller refused to close. We found another home and closed just in time for his residency to begin. Now he and his mom are getting settled into their new home in the South Mountain area and he is busy training to be an awesome physician. Congratulations Dr. Lewien.

Brittany and Jaymes Randall were referred to me by past clients and family members. They bought their new home in Scottsdale just in time for the arrival of their second child, Robby. Now big brother Jay has a wonderful new home to show his baby brother and the family have lots more room! Here’s to a new adventure, Randall family!

Arizona Real Estate Market Update for September 2020

Wow! 17% Spike in Contracts over $600K in August

34% of Homes Closed Over Asking Price

For Buyers:

The first few weeks of August saw a surprising 17% spike in listings under contract over $600K. This is highly unusual as typically contract activity declines in the 2nd half of the year, especially on the high end; but this is the year 2020 and it’s been full of surprises. What is causing this spike in buyer demand in the luxury market? Luxury sales are partially influenced by stock market performance and corporate profits. August was a good month for the stock market, but the 2nd quarter was not good for corporate profits at all. In fact, they fell to levels we haven’t seen in a decade.  The answer may lie in what’s been dubbed “wealth flight”.  Some states like California are considering increases in income taxes, corporate taxes and a new “wealth tax” in the wake of the pandemic. As a result, the threat of new taxes on already hurting balance sheets is enough for companies and their employees to make the decision to move. This, coupled with the work-from-home movement, is fueling demand in Metro Phoenix where taxes and the cost of housing are comparatively more affordable than other cities.  For buyers waiting for prices to decline, there is no indication of that happening soon despite apocalyptic predictions of another foreclosure wave; at least not while the Valley has a net increase in population moving to the area.  A reasonable expectation over the next year is that prices will continue to rise sharply in the short-term, then possibly rise slower if affordability rates begin to suffer.  The only beam of hope for buyers right now is a boost in new construction. 

For Sellers:

For at least 12 years, builders have been reluctant to ramp up production of new housing supply to accommodate population growth; which is understandable considering they were burned severely when the housing market crashed in 2008. This reluctance has led the market to our current shortage of homes for sale and a frenzy of competition for existing resale homes.  However, last July saw over 3,000 single family permits filed; the largest number filed in a month since March 2007. This should provide some much needed relief for buyers and some added competition for sellers in the coming months. While exciting, this increase in new home permits is not alarming.  The biggest month recorded was July 2004 with 6,291 permits filed.  
That said, 35% of homes closed through the Arizona Regional MLS in August sold over asking price. As incredible as that sounds, this is not the first time Greater Phoenix has seen this measure spike. In fact, 2005, 2009 and 2012 all saw higher percentages; each peak was short-lived over the course of just 2-3 months before sharply dropping again.  This is because as more sellers test market limits and ask for higher and higher prices, their likelihood of selling over asking price drops significantly.

July Breaks Records in 2020

65% of Homes Affordable in Greater Phoenix

For Buyers:

It’s a jungle out there for buyers, but despite recent appreciation rates the HOI* measure for Greater Phoenix increased to 64.8 for the 2nd Quarter 2020; the previous measure was 63.0. This means that a household making the current median family income of $72,300 per year could afford 64.8% of what sold in the 2nd Quarter of 2020.  By comparison, the HOI measure for the United States was 59.6. 
Historically, a normal range for this measure is between 60-75. During the “bubble” years of excessive appreciation between 2005-2006, the HOI plummeted from 60.1 to 26.6. Typically if it falls below 60, the market should start to see a drop in demand.  With the most recent increase however, Greater Phoenix is still within normal range and experiencing demand 20% above normal for this time of year.
What makes this market significantly different from the infamous bubble and crash is the relation between resale housing growth and population growth. In the early 2000’s, housing was growing faster than the population and creating a glut. This glut went unnoticed due to excessive speculator (i.e. “false”) demand fueled by loose lending practices. When loans tightened up, the glut came roaring into focus as vacant inventory soared to over double the normal levels.  However since 2006, the population has grown faster than housing.  It has taken 14 years, but this population growth fueled by job growth has finally consumed the glut of re-sale housing created during the bubble years and now the market is facing a shortage of homes for sale.
This type of market and appreciation is not sustainable over time, however it’s here now and properties purchased today are expected to continue appreciating over the next 6-12 months.

For Sellers:

So much for the “Summer Slowdown”, July had a record number of closings go through the Arizona Regional MLS; surpassing every July as far back as 2001.  July also broke records in dollar volume with $3.9 Billion sold. The best July ever recorded prior was in 2005 at $2.9 Billion. The monthly appreciation rate finalized 12.5% higher than 2019 and was the 4th highest appreciation rate for July going back to 2001.  
One third of homes closed were over asking price and only 15% involved any sort of seller-paid closing cost assistance; down from a high of 27% last May.  Half of all sellers who accepted contracts in the first week of August did so with 7 days or less on the market.
Contracts on luxury homes over $1M are up an incredible 93% over last year at this time. Between $500K-$1M, contracts are up 64%. Between $300K-$500K, they’re up 39%. Between $250K-$300K, up 15%.  If you need to sell, this is the time to do it.

Congratulations to my 2nd Quarter Buyers & Sellers

Covid 19 Did Not Slow Us Down! 

Congratulations, Pam Hait. Our families have known each other for over 40 years and I am so excited to have been a part of this new chapter in her life. She sold her amazing Blane Drake home in Paradise Valley and moved into a charming patio home at Scottsdale House. With the help of her team of contractors and designers she has made the home truly hers. Pam and her pups will have many years of happiness in their new home!

Four years ago, Elizabeth & Matt Graves moved here for Matt’s residency in OBGYN at Banner University Medical Center. Now they have moved back home to Oklahoma where they will start the next chapter of their lives. It is always a pleasure to work with repeat clients who truly became friends over the 4 years that they were in Phoenix. I wish Matt and Elizabeth the best of luck in all their adventures. 

Congratulations Kaylee de Tranaltes and David Casper who recently bought their first home. Shortly thereafter they began their medical residencies at Banner University Medical Center and in October they will be married. What a great 2020 despite all that is going on in AZ and the world. New home, new jobs, and soon a new marriage!

Tara & Jake Bachofer recently bought their first home together just before starting their residencies at Banner University Medical Center. They were able to purchase a remodeled home in Historic Phoenix not far from Veteran’s Memorial Colosseum. With the long hours they will spend in the hospital, a short commute will be nice for them. Congratulations Tara & Jake.

Heidi & Scott Morton were referred by past clients as they were relocated to Utah for Scott’s job. Their timing to sell their home was perfect; it sold within 24 hours above asking price! Now they are settling into their new home in Utah where the temperatures are much cooler. I may be scheduling a visit sometime soon! 

Bobby Hallett and Christine Bull were eager to vacate their rental property in Scottsdale and buy their first home together. After losing one house to multiple offers, they found a terrific home right around the corner and moved quickly to make an offer. It is said that things always happen for a reason and they ended up with a better house for them. Congratulations Bobby & Christine! 

Belinda McBride had an amazing mid-century home in the historic Campus Vista Phoenix neighborhood. She made some updates to the home but honored the character of this 1940s build. This home had 2 offers before it hit the market but when COVID struck and things changed. After negotiating 3 times on this home, the third buyer was the winner! Now a new family is making it their own and Belinda knows the home is in good hands. 

Michelle & Ben Davis were ready to move their family out of their rental and into their first home together. Married not too long ago and bringing two kids into the mix, it was time for them to build a home together. We started looking in Ahwatukee where they found a home, went under contract and then found it needed too many repairs. On to the next home which they found in N. Phoenix, a great location for the two of them who both work at St. Joseph’s Hospital. Now they are making their first home together and enjoying the next chapter in their lives.
